FINSA to Attract Over 25 Class-A Companies with New Industrial Park in Nuevo León

FINSA is moving forward with the consolidation of its strategy in northern Mexico through a 92-hectare master plan in García, Nuevo León, which includes the construction of 17 industrial buildings and a total leasable area of 370,000 square meters upon completion of its second phase.

The development—designed for light and non-polluting industries—aims to raise the standards of industrial infrastructure in the region with a large-scale, sustainable model.

The project, named FINSA Monterrey García, aims to host more than 25 Class-A companies, resulting in the creation of over 14,000 direct jobs and thousands of indirect positions. The location strengthens García’s role as a key hub within the Monterrey industrial corridor, which already hosts global corporations such as Johnson Controls, Mercedes-Benz Buses, Liebherr, and Frisa.

Certifications and Traceability as Competitive Advantage

The first phase covers 45 hectares, while the second will add 47 additional hectares. With this scale, FINSA positions itself to host clusters in light manufacturing and logistics, supported by strong connectivity to the U.S. border and the Mexican domestic market.

“The wide availability of labor and strategic location make García an ideal hub for high-value industries,” said Sergio Argüelles González, President and CEO of FINSA.

The project’s relevance lies not only in its USD 220 million investment, but also in the experience and certifications that FINSA brings. The company accounts for 17% of all LEED-certified buildings in Mexico and is the first industrial developer in the world accredited as an Authorized Economic Operator (OEA)—a distinction that enhances its appeal among corporations with ESG policies and stringent supply-chain traceability standards.

With this development, FINSA reaches its seventh industrial park in Nuevo León and surpasses 740 hectares in the Monterrey metropolitan area, solidifying its position as one of Mexico’s leading industrial real-estate developers.

Overall, the firm manages 28 parks and 70 locations across Mexico and abroad, with 3.7 million m² leased and 14 million m² built, reinforcing its long-term leadership in the sector.
