Fibra Mty Eyes $22M Acquisition to Expand Industrial Footprint in Santa Catarina, Nuevo León

Nuevo León

November 4, 2026

Mexican real estate investment trust Fibra Mty has signed a binding agreement for the potential acquisition of a strategic industrial portfolio in Santa Catarina, Nuevo León, valued at approximately $22 million USD. The transaction aims to broaden the trust's real estate presence within one of Mexico's most dynamic manufacturing corridors.

The portfolio comprises two industrial buildings boasting a gross leasable area (GLA) of approximately 21,300 square meters, situated on a 42,000-square-meter land plot. With an average asset age of just five years, the properties are fully leased to two established tenants: a Swedish light-manufacturing company specializing in metallic components and a Mexican firm dedicated to corrugated cardboard packaging solutions.

Land Reserve for Future Industrial Expansion

Beyond the existing facilities, the transaction includes a 7,500-square-meter land reserve primed for future industrial development. This additional acreage offers Fibra Mty the flexibility to scale structural square footage in response to rising regional demand for advanced manufacturing and logistics space.

Robust NOI and Long-Term Triple Net Leases

Fibra Mty projects that the portfolio will generate an estimated Net Operating Income (NOI) of approximately $1.68 million USD during the first 12 months following the closing of the transaction.

Key financial and structural highlights of the leasing agreements include:

  • USD Denomination: All lease contracts are denominated in U.S. dollars.
  • Inflation Protection: Annual rent escalations are tied directly to the Consumer Price Index (CPI).
  • Lease Duration: A weighted average remaining lease term (WARLT) of 4.2 years.
  • Triple Net (NNN) Structure: Tenants assume direct responsibility for property maintenance, insurance, local property taxes, and operational expenses alongside base rent.

The final acquisition remains subject to the completion of customary closing conditions. The announced $22 million purchase price excludes value-added tax (VAT) applicable to the structures, as well as other transaction-related closing costs, fees, and legal expenses.
