ROCA Desarrollos continues to strengthen its industrial presence in Ciudad Juárez with the signing of a 240,659-square-foot build-to-suit (BTS) lease at its CJ05 project, where the facility will be developed for and operated by Boyd.

The transaction marks another milestone in the relationship between both companies and reflects continued expansion by Boyd in one of Mexico’s most established manufacturing markets.

A New Phase of Growth at ROCA Desarrollos’ CJ05 Project

The new lease adds to Boyd’s growing operational footprint in Ciudad Juárez and represents its third building with ROCA Desarrollos in the city. With this latest project, Boyd will expand beyond the more than 400,000 square feet it already has in operation locally.

For ROCA Desarrollos, the agreement reinforces the value of delivering tailored industrial solutions that can support the evolving requirements of global manufacturers operating in high-performance sectors.

Boyd Expands in a Strategic Manufacturing Market

Boyd is recognized for developing advanced engineered materials and thermal management solutions used in critical applications across multiple industries. Its technologies support sectors that demand high levels of performance, reliability, and precision, including electronics, medical technologies, transportation, high-powered computing, and other advanced manufacturing environments.

The company’s continued growth in Ciudad Juárez points to the city’s relevance as a production platform capable of supporting sophisticated manufacturing operations tied to North American supply chains.

Build-to-Suit Development as a Competitive Industrial Solution

Build-to-suit projects remain especially important for companies that require facilities aligned with specific operational, engineering, and production needs. In this case, the CJ05 project will provide Boyd with a customized platform to support its next phase of growth while maintaining operational continuity in the region.

For industrial developers, these types of agreements reflect not only current demand for space, but also the importance of long-term relationships with tenants expanding their presence in key manufacturing hubs.

Reinforcing Ciudad Juárez’s Industrial Momentum

The expansion also highlights the sustained strength of Ciudad Juárez as a destination for advanced manufacturing investment. With its proximity to the United States, established supplier base, and deep industrial experience, the city continues to attract companies seeking scalable operations and cross-border efficiency.
