Amistad Industrial Developers continues to expand its industrial footprint in northern Mexico with the arrival of Waelzholz Group, which will establish its first production facility in the country at the Chuy María Industrial Park in Ramos Arizpe, Coahuila.

The project marks a new phase for the park, positioning it as a platform for advanced manufacturing investment within one of Mexico’s most established industrial corridors.

A new industrial anchor in Ramos Arizpe

Waelzholz’s facility will cover approximately 60,000 square meters and is expected to begin operations by mid-2028, with an initial production capacity of up to 50,000 tons of cold-rolled steel per year, with scalability to 100,000 tons.

The plant will integrate a full production process—from rolling and heat treatment to cutting—focused on high-performance steel materials for demanding industrial applications, particularly within the automotive sector.

For Amistad, securing this project represents more than a tenant addition. It establishes the Chuy María Industrial Park as a destination for companies requiring proximity to OEMs, Tier 1 suppliers, and cross-border logistics networks.

Location strategy aligned with North American supply chains

The selection of Ramos Arizpe reflects a broader shift toward regionalized manufacturing across North America. The area sits at the center of one of Mexico’s strongest automotive clusters, with direct access to production hubs in Coahuila, Nuevo León, and the southern United States.

Waelzholz’s investment responds to the need for shorter supply chains and local production of high-quality steel, reducing reliance on long-distance imports that can range from 2,000 to over 10,000 kilometers.

For Amistad Industrial Developers, this type of project reinforces the value of strategically located industrial parks that can support companies navigating new trade conditions, rules of origin, and evolving manufacturing requirements across the USMCA region.

Industrial parks as platforms for long-term growth

The development of the Chuy María Industrial Park reflects Amistad’s broader approach: creating environments that combine land availability, infrastructure readiness, and proximity to key industrial ecosystems.

Waelzholz’s arrival also strengthens the park’s positioning within advanced manufacturing segments, particularly those tied to automotive, energy, and industrial engineering applications. The project contributes to building a more integrated regional supply chain, where production, processing, and distribution can operate within closer geographic proximity.

As companies continue to localize operations in North America, industrial platforms like those developed by Amistad are becoming central to enabling new investment, supporting supplier networks, and sustaining long-term industrial expansion.
